Arizona's monsoon season — officially June 15 through September 30 — brings sudden, violent storms that can wreck irrigation systems and outdoor lighting in a single evening. Microbursts, dust storms, flash flooding, and lightning strikes cause more sprinkler and lighting damage in three months than normal wear causes in three years.

1. Inspect and tighten all above-ground backflow preventer connections. The backflow preventer (that assembly of pipes and valves sticking up near your water meter) is the most exposed part of your irrigation system. Check that all connections are snug, test cocks are closed, and the assembly is firmly mounted. Monsoon winds can torque loose connections and cause catastrophic leaks.
2. Clear debris from sprinkler heads. Remove accumulated dirt, mulch, and landscape debris from around every pop-up head. Storm runoff can bury heads completely, preventing them from popping up or forcing them to spray into the ground.
3. Check all landscape lighting fixtures. Walk your property and verify every lighting fixture is firmly seated in the ground. Loose fixtures get knocked over by wind and debris. Tighten any that wobble, and re-seat any that have been heaved up by soil expansion.
4. Trim trees and shrubs away from lighting wire runs. Falling branches during monsoons can snag landscape lighting wires and rip them out of connections. Clear at least 12 inches of space between wire runs and overhead vegetation.
5. Verify your controller has a working battery backup. Power outages are common during monsoon storms. Without a battery backup, your controller loses its programming and clock — and when power returns, it may not run your scheduled cycles. Replace the backup battery annually (they're cheap, usually a 9V or CR2032).
6. Turn off and cap unused drip emitters. Open emitter outlets become entry points for debris during flash flooding. If you have drip lines with unused or broken emitters, cap them or replace them before the season.
Properties in Anthem, Surprise, and North Scottsdale are especially vulnerable to monsoon damage due to their exposure to north-tracking storms that build over the mountains and sweep down into the Valley.
During the Storm
Turn off your irrigation system. Don't let it run during or immediately after heavy rain. Waterlogged soil plus sprinkler water creates flooding, erosion, and root rot. Most smart controllers (like Rachio and Hunter Hydrawise) do this automatically with rain sensors or weather integration.
If your controller doesn't have weather intelligence, manually skip the next cycle or activate the rain delay function. After a heavy monsoon storm, the ground is saturated — your landscape doesn't need additional water for 24–72 hours depending on the severity.
For severe storms with lightning: Consider unplugging your irrigation controller and lighting transformers. Lightning-induced power surges can fry electronics even through surge protectors. A $300 smart controller is a lot cheaper than a new one every monsoon season.
Pro Tip: Take a photo of your irrigation controller settings before monsoon season starts. If a surge fries the controller, you'll have your exact zone run times and schedules ready to program into the replacement instead of guessing.
Post-Storm Inspection Checklist
After every significant monsoon event, walk your entire property and check for these issues:
Visual walkthrough: Look for exposed pipe from erosion, tilted or buried sprinkler heads, damaged lighting fixtures knocked over by wind or debris, and pooling water that suggests a broken line underground. Pay special attention to slopes and drainage paths — these are where erosion damage concentrates.
Run each irrigation zone manually. Turn on every zone one at a time and watch for: geysers (broken head or pipe), weak heads (pressure loss from a break elsewhere in the zone), zones that won't activate (controller or valve damage), and zones that won't shut off (valve stuck open).
Check all landscape lighting at night. Walk the property after dark and look for: dark fixtures (damaged LED or broken connection), flickering lights (loose or corroded wire connection), and any exposed wire connections where storm wash has moved soil away from splice points.
Common Monsoon Damage We Repair
Lightning-fried controllers: Lightning strikes cause power surges that destroy irrigation controllers and lighting transformers, even with surge protectors in place. We recommend unplugging electronics during severe storms. Controller replacement typically costs $200–$500 depending on the model.

Fixture damage from falling branches: Desert trees (especially palo verdes and mesquites) shed branches during high winds. Falling limbs crack pathway light housings, break fixture stakes, and sever wire connections.
Insurance and Cost Considerations
Most homeowner's insurance policies cover sudden storm damage to irrigation and lighting systems under "other structures" or "other property" coverage. Key tips:
Document the damage before repairs. Take photos and video of all damage, noting the date and the storm that caused it. This documentation is essential for insurance claims.
